Local Environmental Plans (LEPs) are legal documents which guide planning decisions on development and land use within local government areas. They do this through zoning and development controls, which set out what development can and cannot be undertaken on land.
Wollondilly Local Environmental Plan 2011
All land in Wollondilly is subject to the controls set out in the Wollondilly LEP.
It includes a written document and accompanying maps.
The Wollondilly LEP sets out things like; the land use zone, what type of land uses are permissible, whether land can be subdivided, identifies and protects heritage conservation areas and listed buildings/items, identifies environmentally sensitive land.
The Wollondilly LEP is supported by the Wollondilly Development Control Plan which provides more detailed standards and controls for specific types of development.
Two documents which may assist with understanding the difference between the land use zones and what land uses are permissible in each of the zones used in the Wollondilly LEP are:
- Wollondilly Land Use Matrix
- Land Use Zone Descriptions/Explanations
What is the Zoning of My Land?
You can search for planning information about a property by using the Planning Portal on the NSW Government Planning & Environment’s website.
Alternatively, contact Council on (02) 4677 1100 and ask to speak with the Duty Planner. A Duty Planner is available Monday to Friday between 8.30am and 12.30pm.
Proposed Changes to the Wollondilly LEP
Council is currently considering a number of proposals to make changes to the Wollondilly LEP.
The proposed change is explained in a document called a ‘Planning Proposal’. Most of the proposed changes are ‘spot rezoning’s’ which relate to a specific location and seek to change the type of development permissible at that location (for example, by changing the land use zone and related changes to enable development of rural land for residential development).
