The South Wilton Precinct comprises five separate Planning Cells and covers approximately 430 hectares. Council has examined opportunities and challenges for landholders in each of the Planning Cells. The information has been packaged in Brochures, created as guidance for any future proponent-initiated Planning Proposals to rezone land in South Wilton.
Council has no plans to rezone land in South Wilton at this stage but can work with interested proponents to facilitate good outcomes that unpack and address known issues.
The information brochures do not guarantee any outcome identified in each cell. Future planning proposals would need to clearly explain how any proposal aligns with the strategic framework and how they address known opportunities and challenges.
Council will continue to work with DPHI to clarify the dwelling cap matters about South Wilton before any further planning of South Wilton Precinct for residential development is progressed.
Cell 1 Employment – This Cell covers an area of approximately 117 hectares. Includes manufacturing, wholesale trade, light industrial and large-format retail, but excludes heavy industries and shopping centres. For details, please refer to the Cell 1 Employment Information Brochure
Cell 2 Hornby Street – This covers an area of approximately 70 hectares. Identified as a primarily residential cell with some possible supporting employment, a mix of low and medium density. For details, please refer to the Cell 2 Hornby Street Information Brochure
Cell 3 Alkoomie Place – This covers an area of approximately 156 hectares, of which 11 hectares is under State Agencies ownership. Identified for large lot residential and environmental living style development in the Wilton 2040 plan. For details, please refer to the Cell 3 Alkoomie Place Information Brochure
Cell 4 Wilton Village is to be addressed as part of Council’s Wollondilly Place Plan Program.
Cell 5 Peel Street has significant constraints for development, particularly CPCP biodiversity and bushfire risk. Council has consistently advocated for a fair and equitable planning pathway and accompanying process for all landholders in Wilton. Previous State Government decisions to exclusively rezone major landholders in Wilton, have left no clear planning pathway for smaller landholders.
