Abbotsford Planning Proposal & Draft Planning Agreement

Council invites your comments on a planning proposal and accompanying draft planning agreement.
This change requires an amendment to the Wollondilly Local Environmental Plan 2011 (WLEP 2011), which is the principal legislation that controls development and land use for the Wollondilly Shire local government area.
Location of Proposal
The planning proposal affects land at 15 Fairleys Road, Picton (Part Lot 1 in DP 1086066)
Objective of Planning Proposal
The planning proposal seeks to amend the Wollondilly Local Environmental Plan 2011 by rezoning the land from its current rural zone to enable development of the site for rural residential style housing, while safeguarding items of historical interest across the site and facilitating the environmental management of sensitive land.
It seeks to do this by amending provisions within the Wollondilly Local Environmental Plan 2011 relating to land zoning, the height of buildings, lot size and heritage as they apply to the site.
Draft Planning Agreement
Also on exhibition is a Draft Planning Agreement proposes a number of a number of community benefits should the development proceed, including the stabilisation of the state significant heritage listed “Abbotsford” Homestead and a contribution towards the implementation of works associated with the Picton Town Centre Transport Master Plan when finalised. It also includes the realignment of Abbotsford Rd to make it safer which would be provided in lieu of the Section 94 Development Contributions that would otherwise be paid.

The Act imposes obligations on us to place submissions on Council’s website and submissions may be used in Council reports or court proceedings.
